What is Seal Coating, Why Do I Need It, and When Should I Do It?

Here’s something most homeowners and business owners don’t think about—until they wish they had: seal coating.

It’s not glamorous. You won’t see people lining up to snap photos of a freshly sealed driveway. But honestly? It’s one of the best things you can do to keep your asphalt looking good and holding up for the long haul.
Whether you’re maintaining a parking lot, a private road, or the driveway right outside your garage, seal coating is not just about looks. It’s about protection. And like most things that protect your investment, timing and technique matter.
At White Rock, we’ve worked on just about every kind of paved surface there is. And believe us—when seal coating is done right (and done when it needs to be), it changes everything.
What Is Seal Coating?
It’s Basically Sunscreen—for Pavement
If we’re putting it simply: seal coating is sunscreen for your asphalt.
Just like your skin gets hit by sun, rain, wind, and wear—your pavement takes that same beating. Seal coating is a thin barrier layer that gets brushed or sprayed over the surface. And what it does is pretty straightforward:
It protects your pavement from water, UV rays, oxygen, and oil
It slows down the fading and breaking down that happens over time
It fills in little surface voids
And yes—it makes it look deep, dark, and fresh again
So while people like to call it a “cosmetic fix,” it’s actually smart, preventative maintenance that saves money and hassle down the line.
Why You Really Want It (Even If Everything Looks Fine Right Now)
Waiting Until It Looks Bad Is Too Late
We’ve had more than a few customers tell us, “It still looks good. I think I’ll wait till next season.”
And hey, at first glance? Maybe it does still look fine. But beneath the surface, damage is already starting. That’s the thing—it creeps in slowly.
Water gets into the cracks. Sun breaks down the asphalt binders. Then one day you notice a hairline crack. Then it widens. Then a piece breaks loose. Before you know it? You’re not just seal coating anymore—you’re tearing up and redoing sections. And that’s a whole different price tag.
There was a guy we worked with—let’s just call him Mike. He had a small lot behind his business. Looked okay to most people. But we spotted the early signs: gray tone, cracking at the edges, worn spots near the entrance. We convinced him to seal it while it was still in good shape. A year later, a business down the road had to repave completely. Mike? Still smooth. Still sealed. Still happy.
Seal coating doesn’t fix problems—it prevents them.
How Often Should You Do It?
Timing Is the Name of the Game
So here’s the general rule:
Got brand-new asphalt? Let it cure for about 6 to 12 months first
After that, every 2–3 years, depending on use, weather, and location
High-traffic areas might need it more often. A shaded driveway that barely gets any cars? You might stretch it out a little longer.
Here in our area, the best time to seal is late spring through early fall. Warm, dry weather helps the sealant cure right. If you do it in the cold or during rainy season, it’s not going to stick the way it should.
Bottom line? Don’t wait until it cracks. If you can see it, it’s already gone past the maintenance stage.
What Goes Into Seal Coating?
The Whole Process, Start to Finish
Seal coating looks simple—but it’s not just rolling black paint on the ground. A proper seal job has multiple steps, and none of them are optional if you want it to last.
Here’s how we do it:
Step 1: Clean it up – We blow off dust, leaves, gravel—anything that would keep the sealant from sticking.
Step 2: Fill the cracks – If there are cracks, we clean and seal them before we coat.
Step 3: Mask off the edges – That means walkways, curbs, anything that needs clean lines.
Step 4: Apply the sealant – Either sprayed or squeegeed on evenly. Usually two coats.
Step 5: Let it dry – Usually 4–6 hours for walking, 24–48 hours for driving.
We don’t water down our materials. We use high-solid, commercial-grade sealants that are made to stand up to traffic, sun, rain—you name it. And if you need extras (like sand for traction), we’ve got you covered.
Real Life: What Clients Say After Sealing
There’s nothing like transformation. One day you’ve got a faded gray lot with a few cracks, and the next day it’s jet black with crisp striping.
We had a client—a small plaza with about a dozen parking spaces—who hadn’t done a thing to their lot in nearly five years. When we got there, the surface was light gray, cracking at the ends, and the stripes were barely visible. We cleaned it, sealed it, and restriped the whole thing in under 48 hours.
The following week? They told us two customers asked if the building had been remodeled. It hadn’t. The parking lot just made everything look brand new.
What Happens If You Don’t Bother?
Let’s Be Real—It’s Gonna Cost You
Nobody loves spending money on maintenance. We get that. But if you don’t stay ahead of it?
Here’s what you’re looking at:
Cracks turn into potholes
Drainage fails
Water gets into the base layers and weakens the whole thing
Oil stains soak in and break down the asphalt
You repave years before you should have to
And if you’re running a business?
Your striping might violate ADA requirements
Uneven surfaces can create tripping hazards
Faded lots give off a bad impression
Seal coating isn’t just “another thing to do”—it’s the one thing that keeps all the other problems from happening.
Who Needs Seal Coating?
Easy. If you have asphalt, you probably need seal coating.
We work with:
Retail stores
Commercial plazas
HOAs and apartment communities
Residential driveways
Churches, schools, and non-profits
Industrial yards
Government lots and municipalities
If you’re not sure whether you need it? We’ll come take a look. We’ve been honest with people before—if it’s not time, we’ll tell you. But if it is? Let’s get it sealed before you end up replacing half the lot.
Why White Rock?
We’re not just some guys with a spray tank and a truck. At White Rock, this is what we do—and we take pride in doing it right.
Here’s what you get when you hire us:
No fluff, no upsells, just real assessments

To Wrap It Up – Seal It Before You Regret It
It’s not the most exciting thing in the world, but seal coating is one of the smartest moves you can make for your asphalt. It protects your investment, keeps things looking clean and fresh, and saves you thousands in repairs down the line.
So if your lot is graying… or it’s just been a while… don’t wait. Let’s knock it out before the cracks show up.
Let’s do it right.
Let’s get it done with White Rock.
